Black Knight offers enhanced insight on Commercial Real Estate (CRE) Properties via county-level assessment, recorder, and mortgage records.

Products are available in bundles as described below, and datasets contain:

Data on 155M US-based properties

80+ Loan-level collateral attributes

200+ Property-level attributes

Monthly update frequency

SUB PRODUCT BUNDLES:

  • Full Mortgage File Bundle: Contains data on US-based properties which includes six separate files, with add-on options. Six files: Assessment, Deed, Stand-Alone Mortgage, Assignments & Releases (A&R are related), and Notice of Default

  • Basic Mortgage File Bundle: Contains data on US-based commercial properties which includes three separate files, with add-on options. Three files: Assessor, Deed, and Stand-Alone Mortgage

  • Enhanced CRE Standalone: Contains Enhanced Commercial Real Estate data

 

*************** FILE DESCRIPTIONS**********************

Assessor – Collection of property data from 3,142 US County Assessors with insight on property value, owner, owner address for property taxes, etc.

Deed – County Recorder-supplied Deed records from all Countries in the US. Contains info on property, buyer, seller, sales price, tax info, etc

Stand-Alone Mortgage – County Recorder-supplied mortgage transaction data; captured separately from Deed information.

Notice of Default – Information on properties in stages of pre-foreclosure / notice of default

Assignments – Information on loan assignment transfers from current owner to buyer.

Releases – Instruments which release a property mortgage after events.

Enhanced CRE File – A comprehensive view of commercial properties across the U.S. with SiteX CRE Enhanced Data, multiple public and private data sources are merged, istilled and analyzed, and the resulting insights are then added to data at the property level. This enhanced data product is designed to supplement existing data and reports by providing unique indicators, estimates, risk measures and contextual information.
